Answers to the most common questions about fire prevention and maintenance. How often should my HVAC system be inspected? HVAC systems should be routinely inspected for cleanliness. It is recommended that your air handling units be inspected once a year. The supply, return and exhaust ductwork should be inspected once a year for healthcare facilities and once every two years for commercial buildings. Different types of climates or environmental aspects can warrant more frequent inspections. When should my HVAC system be cleaned? System cleaning should be performed when any of the following conditions are observed; 1) If a significant accumulation or contaminants or debris are visually observed;2) If the system discharges visible particulates; 3) Systems performance is compromised due to restriction, blockages and/or air flow degradation; and 4) When a new system is installed it should be cleaned before being brought online. What is HEPA? High Efficiency Particulate Air. To be called a true HEPA filter, or certified HEPA filter the filter must have documented filtration efficiency of 99.97% at 0.3 micron-sized particles. My ducts have interior insulation. Can they be cleaned? Yes, however precautions should be taken. Interior fiberglass insulation should be lightly hand cleaned of any large particles or debris. Any torn or loose insulation should be removed or repaired. It is strongly suggested that the insulation then be coated to provide a smooth, durable surface that particles and debris are less likely to attach on to, which allows the system to work cleaner and more efficiently. How are duct access openings resealed or closed? In general, a duct access door is installed in the opening. These doors are designed so they can be re-opened without dismantling or altering the system. The doors provide easy access for future inspections and cleaning.
